1. Rental Deposits and Fees

Reservations are subject to availability and require a nonrefundable deposit of $5,000.00 USD. Said deposit will be refunded if the reservation is not available or if Guest cancels on or before October 15, 2026.

Payment schedule: (1) 20% of balance due by October 15, 2026, or within 7 days of booking for reservations made after October 15, 2026; (2) 40% of total balance due by January 1, 2027; (3) Final payment due in full 45 days prior to check-in (March 5, 2027). All payments via ACH processing. All payments other than the $5,000 deposit are fully refundable until January 1, 2027. YOUR RESERVATION WILL BE CANCELED IF THIS EXECUTED AGREEMENT AND RENTAL BALANCE ARE NOT RECEIVED AT LEAST 45 DAYS PRIOR TO YOUR ARRIVAL.

2. Cancellation Policy

We strongly recommend the purchase of travel insurance. If cancellation notice is received by January 1, 2027, any payment less the nonrefundable deposit is fully refundable. If cancellation notice is received prior to 45 days of program start, Guest will forfeit the deposit plus 50% of all monies received. No refunds for cancellations within 45 days prior to program start. Cancellations must be confirmed by APP in writing.

3. Reservation Minimum & Occupancy

APP reserves the right to enforce minimum stay requirements per villa size. Maximum occupancy: 5BR = 12 persons; 6BR = 16 persons; 7BR = 18 persons; 8BR = 20 persons; 9BR = 22 persons. Additional charges of $10.00 per guest per night may apply for guests exceeding the original headcount. APP must be informed of all headcount changes via phone AND email (info@aperfectpesach.com).

4. Conditions and Responsibility

APP shall not be liable for any injury, loss, damage, accident, delay, or expense arising from use of the vacation home or any services provided. APP is not responsible for failure of equipment including air conditioning, refrigerators, cable, internet, or pool heat. Guest assumes sole responsibility for safety and security of personal belongings.

5. Pool Policies

Use of the pool is entirely at the Guest's risk. Children must be supervised at all times by an adult over 18. Pool heat is an optional additional fee assessed at a daily rate, must be consecutive days, and payment must be received prior to arrival. Florida Law states pool heat cannot exceed 88°F.

6. Check-In / Check-Out

Check-in: 4:00 PM on April 20, 2027. Check-out: 10:00 AM on April 30, 2027. Early check-in or late departure requires prior written approval and may incur additional charges.

7. ACH / Payment Authorization

The undersigned Guest consents to the use of the checking account or credit card information provided. Additional charges may include excessive cleaning fees, damages beyond normal wear and tear, and charges due to additional occupants not included in the original headcount.

8. Damage and Cleaning

Any damage or cleaning issues noticed upon arrival must be reported to APP within 3 hours. Guest will not incur additional charges provided: no damage to villa or contents; no missing items; all trash properly disposed; soiled dishes in dishwasher; no exceeding maximum occupancy; no smoking; villa left in neat condition.

9. No Smoking Policy

Smoking is strictly prohibited in all villas. Additional cleaning fees of at least $250 per room will apply where evidence of smoking is found.

10. Pet Policy

Pets are not permitted without prior written permission from APP. If permission is granted, a non-refundable pet fee of $350 applies.

11. Governing Law

This Agreement shall be construed and governed in accordance with the laws of the State of Florida. Venue shall lie exclusively in Miami-Dade County, Florida. The prevailing party in any litigation shall be entitled to reasonable attorneys' fees and court costs.
